Rent Assistance, in plain English

Rent Assistance is an extra payment from Services Australia for people who rent their home privately and already receive an eligible income support payment, or Family Tax Benefit Part A above the base rate. It is not a stand-alone payment and it is not a general rent subsidy for anyone who rents. You cannot claim it on its own: it is assessed as part of the payment you already receive, or alongside it, once Services Australia has your current rent and household details.
Rent Assistance in one paragraph
If you receive an eligible payment, pay rent for your principal home in Australia, and your fortnightly rent is more than the threshold for your family situation, Rent Assistance pays 75 cents for every dollar of rent above that threshold, up to a maximum rate for your situation. A single person with no children, for example, needs fortnightly rent above $157.80 to receive anything, and reaches the maximum of $223.80 a fortnight once fortnightly rent is at least $456.20. Rates are updated on 20 March and 20 September each year, in line with the Consumer Price Index, so the figures on this site are the rates from 20 September 2026.
The headline figures, from 20 September 2026
| Family situation | Fortnightly rent must be more than | Rent for the maximum payment | Maximum, per fortnight |
|---|---|---|---|
| Single, no children | $157.80 | $456.20 | $223.80 |
| Single, no children, sharer | $157.80 | $356.74 | $149.20 |
| Couple, no children, combined | $255.80 | $537.14 | $211.00 |
| Single, 1 or 2 children | $207.34 | $558.09 | $263.06 |
| Single, 3 or more children | $207.34 | $603.82 | $297.36 |
| Couple, 1 or 2 children | $306.60 | $657.35 | $263.06 |
| Couple, 3 or more children | $306.60 | $703.08 | $297.36 |
Those are maximum rates, not amounts everyone receives. If your rent sits between the threshold and the rent for the maximum payment, you receive part of the maximum. If your rent is at or below the threshold, you receive no Rent Assistance, even if you receive an eligible main payment. The full tables, including couples separated because of illness, respite care, or prison, and couples temporarily separated, are on the rates and thresholds page.
How this site is organised
Start with who qualifies for the eligibility test and the situations that rule Rent Assistance out. How it is calculated works through the 75-cent formula with checked examples. Rates and thresholds gives the complete 20 September 2026 tables. Sharer rules explain the lower maximum for a single person sharing private accommodation. What counts as rent covers private rent, community housing, retirement village fees, board and lodging, and the costs that do not count. Families with children explain how Rent Assistance works through Family Tax Benefit Part A. Claim and proof set out what to give Services Australia and how proof of rent works. Reporting changes explain what must be reported and why late reporting can create a debt. Timing and indexation cover when the money arrives and how the March and September updates work. FAQ and myths answer the questions people ask most.
A worked example, so the formula feels concrete
Take a single person with no children paying $400.00 a fortnight in rent in Sydney. The threshold is $157.80, so the rent above the threshold is $242.20. At 75 cents per dollar, that gives $181.65 a fortnight, which is below the $223.80 maximum, so $181.65 is the Rent Assistance amount before any other adjustment to the main payment. If the same person paid $500.00 a fortnight, the calculation would give $256.65, but the $223.80 maximum would cap it at $223.80. Every worked example on this site uses the 20 September 2026 figures and shows its arithmetic, so you can check it.
One warning that applies to the whole site: Rent Assistance figures move twice a year. Any figure quoted from before 20 September 2026 is superseded and should not be used for a budget. Always check the current Services Australia rate table, or your Centrelink online account through myGov, before you rely on a figure for a decision.
